Quick answer: a 12 × 32 ft shed has about 348 sq ft of floor inside 5″ walls. That holds a queen bedroom of 102 sq ft with a closet, a bathroom with a shower and a 36″ hallway beside it, and a living room with an 8 ft kitchen and a sofa. A 12 × 24 fits the bedroom and bathroom but only a 6′ 6″ kitchen and no sofa. Two bedrooms need a 14 × 40 or 16 × 40. Pick your size above for your own plan, drawn to scale.
How to use the shed house floor plan designer
- Pick the shed’s size as it is sold, width × length outside (12 × 24, 12 × 32, 16 × 40…), or type your own.
- Pick the bedrooms: one, two, a sleeping loft over the bathroom (in a lofted barn), or a studio with the bed in the main room. Then the bed size and a closet.

5″ outside walls, 4½″ inside walls, a queen bed with a closet in each bedroom, a bathroom with a shower, a flush toilet and a sink, an 8 ft kitchen and a sofa. “Everything” means nothing left out and the full kitchen.
The rules behind the plan
Rooms the building code will call rooms
The International Residential Code (2021) sets the minimums a shed has to meet once people live in it:
- A bedroom or living room at least 70 sq ft and 7 ft in every direction (R304). Kitchens are excepted.
- Ceilings at least 7 ft in rooms you live in and in hallways, 6′ 8″ in bathrooms (R305).
- A hallway at least 3 ft wide (R311.6), and an entry door with 32″ clear (R311.2).
- Every bedroom a window you can climb out of: 5.7 sq ft open, at least 20″ wide and 24″ high, its sill no more than 44″ above the floor (R310).
A house of 400 sq ft of floor or less may use the code’s tiny-house appendix (AQ) instead for its heights: 6′ 8″ in living space, 6′ 4″ in a bathroom, and a sleeping loft of at least 35 sq ft and 5 ft each way. That matters for barn sheds: Tuff Shed’s Premier Tall Barn is 6′ 8″ inside at the walls, enough for a tiny house but 4″ short of the 7 ft a bigger home needs. Its PRO Tall Barn is 7′ 8″. Eagle Ridge’s cabin shells have 8 ft walls.
A bedroom that works
The bed’s head goes on the end wall, with 24″ to walk down each side (or the bed against a wall when the shed is narrow) and 30″ at its foot, the path to the door. A reach-in closet takes 24″ along the room’s inside wall. For a queen that is a room 110″ (9′ 2″) deep, plus the closet: about 11 ft of the shed’s length for each bedroom.
The bathroom and the hallway
The bathroom runs across the shed with the code’s fixture minimums: a 30 × 30″ shower, 15″ each side of the toilet’s centre and 21″ in front, a 24″ sink. When a bedroom lies past it, a 36″ hallway runs beside it. A full bathroom and its hallway need 126½″ of width, so a 10 ft shed (110″ inside) has room for the hallway only beside a wet bath. Without the hallway, the bathroom goes at the far end, past the living room.
The living room and kitchen
Things that face each other keep a 36″ walkway, and the designer tries for 42″ in front of the kitchen, NKBA’s work aisle for one cook. Kitchen cabinets are 24″ deep, a sofa 72 × 38″, a loveseat 64 × 38″, a dinette 62 × 24″. The door keeps its own 36″ of wall, and nothing blocks the mouth of the hallway.
Worked examples
A 12 × 32 ft shed, one bedroom. Everything fits: a 102 sq ft queen bedroom with its closet, the bathroom and hallway (56″ of the length), and a 163 sq ft living room with the kitchen on one wall and the sofa on the other, 72″ apart.
A 12 × 24 ft shed, the same wish list. The bedroom and bathroom take about 16½ ft of the length, leaving a room 6′ 7″ deep: the kitchen shrinks to 6′ 6″ and the sofa does not fit. At 12 ft wide it all fits from 29 ft long.
A 16 × 40 ft shed, two bedrooms. Everything fits: two 139 sq ft bedrooms at the ends, the bathroom and hallway next to one, and a 167 sq ft living room between them, 120″ from the kitchen counter to the sofa.
A 12 × 20 ft lofted barn, 6′ 8″ at the walls. With 214 sq ft of floor it is a tiny house in the code, so 6′ 8″ under the loft is enough. The bathroom goes under the loft, stairs of 9 risers take 58″ of floor, and everything fits.
Common shed conversion mistakes
- Planning with the outside size. Sheds are sold by their outside size. 5″ walls take 10″ off each way: a 12 × 32 is 11′ 2″ × 31′ 2″ inside.
- A bathroom that blocks the bedroom. With the bathroom across the shed, the only way to the bedroom past it is a 36″ hallway beside it, and that needs the width.
- A barn shed’s low walls. 6′ 8″ at the walls passes only in a house of 400 sq ft or less. A bigger home needs 7 ft.
- A bedroom with no way out. Every bedroom needs a window of 5.7 sq ft you can climb out of, sill at most 44″ up: plan it before the walls go up.
- Skipping the permit. The model code lets a storage shed of up to 200 sq ft go without a permit. A shed people live in is a dwelling, and its zoning, plumbing and power need approval first.

Can you turn a shed into a tiny house?
Yes, if it meets the rules for a home: rooms of at least 70 sq ft and 7 ft each way, ceilings of 7 ft (6′ 8″ in a house of 400 sq ft or less), an escape window in every bedroom, and a permit. A storage shed skips the permit only up to 200 sq ft, and a home in it never does.
What size shed do you need for a tiny house with a bedroom?
At 12 ft wide, about 29 ft long holds a queen bedroom with a closet, a bathroom with a hallway, an 8 ft kitchen and a sofa. A 12 × 24 fits the bedroom and bathroom with a 6′ 6″ kitchen and no sofa. With a sleeping loft instead of a bedroom, a 12 × 24 holds it all.

Two queen bedrooms of 139 sq ft at the ends, a bathroom with a 36″ hallway beside it, and a 167 sq ft living room with an 8 ft kitchen and a sofa. It is about 594 sq ft inside.
What is the best shed house floor plan?
For one bedroom: the bedroom at one end, the bathroom next to it with a hallway beside it, and the living room and kitchen at the door end. For two: a bedroom at each end, the bathroom beside one, and the living room between them, so neither bedroom opens off the other.
How tall does a shed need to be to live in?
